BRRRRR...No worries though, only 15 weeks until spring. While we patiently wait, here are a few housekeeping tips to help you through the winter months.

FIREPLACE - Nothing better than a working fireplace on cold winter days. But if not used or maintained properly, it could increase your fuel cost and also become a fire hazard.

  • Annual chimney service can alleviate possible buildup of creosols that, if not removed, could catch fire during use.
  • Always remove fireplace ashes into noncombustible containers and never store any ashes on the patio or deck. Always dispose of ashes in a closed, metal storage bin, well away from the dwelling.
  • When the fireplace is not in use, close the damper to avoid any backdraft of cold air into the heated living area.

INSULATION - All home insulation should be checked throughout the year and, most importantly, during cold temperatures.

  • Attic insulation should cover the entire ceiling area and should be a minimum of 10 inches for this part of the country.
  • Shut off and drain all outside spigots to avoid freezing, causing water damage as a result.
  • Check and insulate all interior water pipes that may be exposed to temperatures below 50 degrees. This could help with lowering hot water heating costs.
  • Check that all windows are fully closed and locked to lessen possible air leakage. A strip of foam insulation can be considered for older windows.

GUTTERS/SPOUTS - One last check of the gutters should be done to ensure leaves and twigs are not obstructing any roof drainage from normal flow.

  • Downspouts should extend a minimum of 5 feet from the foundation.
  • Caulk all cracks in concrete patios, sidewalks and driveways to help divert water from accumulating and freezing underneath, causing those surfaces to rise.

Please remember that property owners are always required to clear sidewalks in front of properties or businesses within 24 hours of each snow event.

Have a safe and prosperous holiday season.

Inspection and Permit Services

For those of you who know me, I am not a big fan of the cold. Seems like with every passing year, my mind, not to mention my body, avoids the entire concept whenever possible. Unfortunately, the one concept I cannot avoid is keeping the driveway and sidewalks cleared soon after a snowfall.

Now, we may be a month or two away from the beginning of snow season, but with the cooler weather, I cannot help but think of my sidewalk and what a wide crack did to my shovel last year. Not to mention the number it did on my back trying to clear it after each snowfall. I know I need a new shovel, but the real plan is not to fight this sidewalk another season by replacing the cracked concrete while there is still some time. Along with the new shovel, I'll spend less time out in the cold. Win, win, yes?

Another view? This is a courtesy to your neighbors and/or valued customers in business districts, not to mention that pesky code enforcement officer. So, please make the sidewalks in and around your home or place of business a priority after every snowfall.

The best part is that a cleared and safe sidewalk means when on a sidewalk inspection, I can stay in my car longer – out of the cold and in the warmth.

Enjoy the upcoming holidays,

Michael V. Pilotti
